The Problem
Many owners do not lose money because they had a bad idea. They lose money because they moved forward without enough clarity.
They signed a lease before understanding the buildout cost.
They bought land before confirming feasibility.
They hired a contractor without reviewing the full scope.
They approved a budget without understanding exclusions.
They released funds without proper documentation.
They trusted progress updates without independent verification.
By the time the problem shows up, money is already committed. The contractor is locked in. The lease is signed. The funds are released. The damage is done.

The Truth About Construction
Most owners focus on the finished building. We focus on the decisions that happen before the building is complete.
The budget. · The scope. · The schedule.
The contractor proposal. · The payment structure.
The draw process. · The inspections.
The documentation. · The risk.
When those items are unclear, the project becomes harder, slower, and more expensive. When they are reviewed early, the owner has more control.
Frequently Asked Questions
Do I need this if I already have a contractor?
Yes. Many owners already have a contractor but still need the proposal, scope, payment structure, and risk reviewed before signing or releasing money.
Do you replace my contractor?
No. We do not replace your contractor. We protect the owner's interest by reviewing the project, identifying risks, and helping you make better decisions.
Can you help before I sign a lease?
Yes. This is one of the best times to involve us. A pre-lease buildout review helps you understand potential construction costs before you are locked into the space.
Can you help if I am building from out of town?
Yes. We support out-of-town owners with owner's rep services, project documentation review, site progress review, and draw administration.
Can Epex Construction also build the project?
In some cases, yes. Epex Consulting is the advisory and strategy arm. Epex Construction is the execution arm. If there is a fit, we can discuss construction execution separately.
How much does the feasibility review cost?
Feasibility reviews start at $1,500. Final pricing depends on project size, complexity, and the level of review needed.
What happens after I book?
You will submit your project details, upload available documents, and schedule a review call. We will then review your project and provide a clear summary of risks, gaps, and next steps.
Is this only for large projects?
No. We work on commercial buildouts as small as a single retail or restaurant space, all the way up to multi-unit developments. If real money is being spent, the project deserves review.
Before You Commit
Construction is too expensive to enter blindly. Get clarity before you commit.
